Senior Manager – Land Acquisition (Senior Lead)

 Qualification: Full-time Graduation Mandatory | MBA / PGDM preferred, 
Degree in Law, Agriculture, Engineering, Rural Management or related discipline will be an added advantage

Job Purpose:

To lead end-to-end land acquisition, land aggregation, government liaison, stakeholder engagement, and statutory approvals for Wind, Solar, Hybrid, and BESS projects across South India, with primary focus on Karnataka. The role is responsible for ensuring timely availability of encumbrance-free land to support project execution while driving operational excellence, regulatory compliance, and sustainable stakeholder relationships.

Job Context & Major Challenges:

Operating in a rapidly expanding renewable energy business, the role is responsible for delivering land acquisition targets across multiple districts and villages while working with diverse stakeholders including landowners, government authorities, consultants, and local communities.

Key challenges include:

  • Acquiring contiguous land parcels under aggressive project timelines. 
  • Managing negotiations with multiple landowners and aggregators. 
  • Resolving land ownership disputes, Right of Way (RoW), and compensation-related issues. 
  • Coordinating with Revenue, Forest, Registration, Survey, and District Administration for statutory approvals. 
  • Managing stakeholder expectations while ensuring ethical and compliant acquisition practices. 
  • Supporting transmission corridor acquisition and grid connectivity requirements. 
  • Coordinating with internal project teams to ensure timely land handover without impacting project schedules. 

 

The role requires strong exposure to renewable energy land acquisition, excellent government liaison capabilities, and deep understanding of Karnataka land laws and regulatory processes.

Land Acquisition Leadership

Lead end-to-end land acquisition, aggregation, leasing, and purchase activities for Wind, Solar, Hybrid, and BESS projects across the assigned region.

Land Identification & Feasibility

Identify suitable land parcels considering resource potential, transmission connectivity, environmental constraints, and commercial viability.

Stakeholder & Community Management

Develop and maintain strong relationships with landowners, local communities, village leaders, and key influencers to facilitate smooth project execution.

Government Liaison & Regulatory Coordination

Coordinate with Revenue, Forest, Registration, Survey, Panchayat, and District Administration authorities for statutory approvals, land conversion, and regulatory compliance.

Land Due Diligence & Documentation

Ensure title verification, legal due diligence, registration, mutation, agreement execution, and maintenance of complete land documentation.

RoW & Dispute Resolution

Lead resolution of land disputes, Right of Way issues, compensation matters, and stakeholder grievances affecting project execution.

Project Coordination

Collaborate with Business Development, Engineering, Projects, Legal, Survey, Finance, and Environment teams to ensure timely land availability and project readiness.

Vendor & Consultant Management

Manage land aggregators, liaison consultants, survey agencies, and legal partners to ensure quality and timely execution.

Risk Management

Identify land acquisition risks proactively, implement mitigation strategies, and escalate critical issues impacting project timelines.

MIS & Reporting

Prepare land acquisition dashboards, progress reports, project trackers, land bank updates, and management presentations.

Team Leadership & Governance

Guide and mentor land acquisition managers, executives, and field teams while ensuring governance, process adherence, and ethical acquisition practices.

 

Job Purpose of Direct Reports:

The reporting team will support field execution of land acquisition activities, government liaison, documentation, surveys, negotiations, and stakeholder management.

Experience

  • 15-17 years of relevant experience in Land Acquisition within Renewable Energy, Power, Infrastructure, Transmission, or Industrial sectors. 
  • Mandatory experience in Wind, Solar, Hybrid, and/or BESS land acquisition projects. 
  • Strong exposure to Karnataka land laws, revenue administration, land aggregation, government liaison, registration, mutation, title due diligence, and Right of Way (RoW) management. 
  • Proven experience in independently leading land acquisition teams and handling multiple large-scale renewable energy projects. 
  • Exposure to land acquisition in other South Indian states (Andhra Pradesh, Telangana, Tamil Nadu, Kerala) will be an added advantage.
